SDLT12 - Stamp Duty

Hi,

Not sure, If I'm posting this on the right thread, I recently bought a house and sold my old home. Today, I picked up the post to find a letter stating that I have underpaid my SDLT and owe an additional amount. I calculated this and it seems like they are asking for an additional 3%. This would only be payable if I ended up keeping my first home, but this is not the case.
Has anyone else recently bought and then received a demand for additional payment despite paying the stamp duty already? The letter is legitimate and I've accurred a penalty.

I've already email my solicitor but am now worried that If I'm going to have to pay more money - despite already paying it.

Thanks!

Why do you think they’ve sent the letter? Do you have “an interest” in another property? My DH and I originally discussed buying 1 house in his name and then another house in my name. Our solicitor said it wouldn’t work though as additional stamp duty would still be due on one of the properties

Did both sales (new and old property) go through on the same day?

I would check with your solicitor/conveyancer in the first instance, as I assume they calculated the liability (which as you have contacted them, seems likely) or you can challenge the HMRC if you think they've got it wrong.

Hope it gets sorted out ASAP, never nice to have an unexpected bill right after a property purchase!
