Sooooo we can finally proceed, chain behind us sorted...just 2 couples and we put an offer on a chain free house today.
We couldn't get any feedback/reply today as it was put in just a couple of hours before closing.

Help me please...... I'm going out of my mind! I'm rubbish at waiting and quite clearly we won't get an answer until Monday afternoon at the earliest....how can I make Sunday go quicker!!!!!
Deep breaths and saying 'what's meant to be will be' isn't quite cutting it at the moment lol ....help! 😆

Ohhhh in the same boat, we put an offer in yesterday and were told the sellers will decide by Monday...I just want to know either way! I keep looking at the pictures and imagining moving in Blush

Spanglyprincess1 · 04/08/2018 23:55

We have had two offers rejected despite being within 5% of the asking price. The market is stagnant and sellers should be aware of taking a small reduction on asking IE within 10% but good offers are not accepted. All very strange !
Good luck with your offer, fingers crossed for you, we are waiting to find out Monday on our most recent offer too

Spicylolly · 05/08/2018 12:52

All waiting together then!.....good luck everyone 👍👍👍👍

I so feel for you. We sold 2 years ago The buyer didn't have a chain either

I think what it is (and I am really interested in all of this!) is that people have a view of what they think their house is worth having spoken to Uncle Jack who last sold 20 years ago and of course their own view that if its OK for us someone else will snap it up - their ego's are at play here.

We saw a house on at over £1m when we were looking. Owned by an older couple and it was dated. Pine kitchen etc. Lots of ornaments around and dollies plus old style TV's. It also didn't smell particularly fresh. We were asked for feedback and I knew the EA well as we ultimately brought another house from them. I told the EA and they revealed that this couple were being 'advised' by their son and daughter about what the house was worth and to not budge from the asking price or very very close to it.

They didn't have a compelling reason to move and apparently they were prepared to WAIT until the right person came along.

That is what you are up against. Apparently there are only 10-15% of people who HAVE to move by a certain time. The rest of us would LIKE to move but can wait if required.

As soon as we had our offer I spoke to the agent. He said it was a good offer. I said I would speak to DH and we had it agreed by the next day - didn't want to agree immediately even though I knew we would take it! Buyer offered a survey the following week providing we took it off the market.

It was a tense time. I am keeping my fingers crossed for you. Is it your dream house?

sunglasses123 · 06/08/2018 12:56

Being very overinvested - what is their situation. Why is it chain free.

I sometimes find putting yourself in the other persons situation helps you plan your next move

It's her mother's property who sadly passed away, the House went under offer in December but the chain broke down and came back on the market about a month ago & went under and then the chain broke again.
it's worth the asking price, actually more.
The estate agent said he just can't get hold of her and has left messages and will ring me as soon as he's spoken to her.
She just wants to shift it now so the only reason we won't get our offer accepted is if someone else gets in a bidding war with us 😕 we only have 2 people behind us so a nice short chain so hopefully that will swing it for us.

I'm literally going to explode if I don't find out soon!

I thought it might be a deceased person's house. Ok so there is definitely some interest in the house despite the market being slow. Two offers since Dec which is 8 months ago.

Interesting what you say about it being under-priced. Is it a dream house? Can you pay the asking price? What is the difference? If its say £10k that isn't huge. However £100k might be more tricky.

I would have thought she would be very keen to move quickly but maybe she is feeling fed up that this could be another blind alley. Why did the other two offers fall through? Survey? Needs lots of work..

Spicylolly · 06/08/2018 14:16

Apparently chains just broke down and no one can proceed still, she's reduced it by 25 grand just to sell now. We offered just under the asking price (didn't realise she had reduced it until after we put the offer in but our offer isn't far off at all)
It is a dream home, well the garden more, it's an acre and includes some woodland and backs on to an ancient protected wood, so beautiful!. We could go up a few thousand but then we'd have no money to do it up, it is perfectly liveable just cosmetic updates needed.

I just want to know one way or another now as I don't think I can wait another night!😆

Congrats @Spicylolly 🥂

Emotionaleater · 06/08/2018 20:23

Congrats spicylolly !! Grin
We haven’t heard back today, even though EA said we would I wasn’t too sure.
The house we placed an offer on was under offer but the sale fell through Friday. We had viewed it previously but were too late placing an offer. So the EAs contacted us to ask if still interested on Friday and we placed offer. She did say, there are others interested who will view property, so more offers likely to come in. It might just be the vendors are happy to allow more viewings (maybe even this week) and decide.
Still quietly hoping we hear something tomorrow Smile

Spicylolly · 06/08/2018 23:08

Fingers tightly crossed for you tomorrow emotional! Let me know how it goes, really hope you get the news you want x

Emotionaleater · 07/08/2018 19:41

Hope it all goes smoothly now spicylolly

Unfortunately we still haven’t heard back, guessing they want to wait and see what other have to offer. There were 2 others interested that we know of. I can’t stand the waiting around!
Hopefully tomorrow Smile

Spicylolly · 08/08/2018 13:19

That must be painful emotional! Sorry you've not heard anything yet....what has the estate agent said? Really hope you get news soon!
