House offer

I’m a newbie but would be very grateful for any advice.

We saw a house earlier this year (January), a doer-upper with some land. It’s in a pretty rough state, the land is inaccessible as it’s so overgrown. They wanted offers over £200K. We viewed twice, once with a builder who quoted us £50K to get the necessary works done (new roof, rebuild front wall, damp course, re-wire etc). Obviously kitchen, bathroom, décor would be on top of that. We quickly got our house on the market and we put an offer of £180K in, even though we hadn’t yet had any offers on ours. The EA told me another offer had gone in the day before ours. They told me that the house had been left to three beneficiaries, one being a charity, and the sale was being dealt with by a solicitor who has Power of Attorney. It took over three weeks to be told our offer hadn’t been successful and they had accepted the other offer (they were in a proceedable position). We did ask to be contacted if the sale didn’t go through and we received a call last Wednesday to say the sale was “teetering” and were we still interested? We have accepted an offer on ours and haven’t found anywhere so yes, we said we were still interested and we put our original offer of £180 back in (even though we’ve accepted less than we originally planned for our own, giving us less to spend on this property). We’re still waiting to hear. The EA has just emailed me to say they emailed the solicitor last Wednesday and haven’t heard back from them but they will be in touch as soon as they hear anything.

How long do we wait?!? And what does everybody think about this?

Have house prices not fallen in the area you are buying in the last 6 months?
I think you might have been to hasty to go back in at 180k straight away... very hard to reduce now though.
You can wait as long as you want if there's nothing else you like... you don't really have a choice to make unless you find something else
