when to sell and buy?

I'm hoping someone who knows about this sort of thing might be able to help.

We want to move in the next year, this move would mean we will be mortgage free (due to an inheritance) and have more space.

I guess my question is, does it make sense to sell before brexit and rent for a while house prices fall and then buy while the market is low? we'd be moving to a new area so it could also be a test run on the area.

Or should we try to sell & buy before brexit or just wait until we're ready and do it this time next year? we're planning on living in the new house while the kids are still in education so will be there for 10+ years.

I really want to make a sensible decision but feel very confused!

If you sell and rent and then prices don't fall but rise you will be in a worse position. If prices fall you could pick up a bargain... It's a gamble... not something I would consider doing in my family home

Selling and buying now or after are better ideas because if price falls or rise then yours hopefully will too so you won't have the possibility of losing out by not having a foot on the ladder

Market is at peak or past peak in most areas. I would sell ASAP and go into rental. If you find something you love and can afford the buy it. Property isn't an investment unless you are approaching it as business or speculating by buying in an up and coming area. A house is a necessity. It is somewhere to live. If you find somewhere you love you should buy it becsuse it will be worth the happiness you get from it. If you can't find anything you live then you may as well wait for the market to drop (people I have spoken to expect it to drop to 2011/2013 levels) and then buy so that you aren't stuck with a house you don't like.
