Swapping a bathroom and a bedroom... how hugely expensive ?

how expensive do you think it would be to swap useage for bed 3 and the bathroom? The soil stack is on the outside wall so fairly straightforward to move it along? It’s a modernist house- 20 years or so.
What are the possible costs?
Things I haven’t thought about?

In theory (and haven’t looked around the house yet!) Id prefer a larger bed 3 for DD2 and a smaller bath for the rest of us

Could you do something with the doorways to the bathroom and bedroom 3 to make the bedroom bigger? Looks like you could lose the cupboard from the bathroom and increase the bedroom size with surplus hallway IYSWIM?

May well be cheaper than swapping them over which will probably be possible but may not be that cheap...

I would keep the rooms in their current states, but create a doorway to bathroom via the cupboard space. You could then add the bedroom doorway space to the bedroom so that it became rectangular.

Spend less money on getting really good furniture fitted to the bedroom for your DS instead.

I also wonder if the plumbing in the ensuite goes through the bathroom which might mean changing that as well. I dont think it is worth it. Go and see the house - you might not even like the rest of the house!
