Can anyone tell me how long it takes for an easement to be registered so that we can exchange?
Basically I am buying a property that uses a private road to get access to the garage and front drive.
The private road is owned by a house that are located behind the property I want to buy.
The current owner has a verbal agreement and gas done for 30 years to be able to use the road.
My conveyancing team suggested an indemnity insurance but that will only cover legal costs and should we lose a battle against said neighbours (perhaps because they decide to not give us access or decide to build on it, or they sell their property in 10 years and their buyers say no to us using the road) I want an easement put in place before purchasing.
The guy we are buying off of is ok with this and understands our concerns and has agreed to sort it. However I wondered if anyone knows how long it may take as I don't want it to drag on and on and the the chain collapses due to our buyers getting fed up and pulling out.
My conveyancer isn't exactly rushing to get it done resulting in me chasing. We are now at the stage of going to Land Registry, but it's this turn around time that I'm worrying about.
