After many weeks of crap excuses from buyers solicitor, they have finally raised the enquiries. We have answered them and they have been sent back. We are aiming for August 3rd for exchange but my EA thinks it is unlikely now as he says enquiries often go back and forth. How long does this part of the process generally take? What has been your experience?

My son's solicitors raised initial enquiries on 14th May. After much going back and forth, we still have around 10 enquiries to get decent responses to as at today's date.

Ours raised about 14 enquiries which were dealt with. A couple more came back, again dealt with the same day. That's it for us. I guess it depends on how important the enquiries are, some were very trivial to how satisfied they were with the response.

Wow @Spickle that seems an incredible amount of time! How frustrating.

In my opinion most of the enquiries were stupid, like how is the back garden accessed and questions about the boundaries- both of which can be easily answered by looking at the information that was sent to them.

DS is buying a leasehold flat to be fair and the outstanding enquiries are not stupid ones and yet the buyer is still saying no to things which they should agree to, such as a small retention pending service charge final accounts, no to obtaining retrospective landlord consent for a wall they removed, no to a lack of building regs indemnity, no to obtaining duplicate copies of service reports for the boiler and gas fire which they say were serviced this year but don't have any paperwork (not a deal breaker tbh, but they've been unwilling to give in to anything), no to a retention for the major works which have been completed but not yet paid for...… I could go on but it's just so frustrating.
