Anyone done a loft conversion?

Looking to add two bedrooms into the loft, velux windows. Possibly dormer if costs allow. Staircase from first floor up.

Has anyone added a two bedroom loft conversion and if so, how much?

It really will depend a lot on where you are and the finish you’re after and square footage and height of your loft.
I’ve looked into it a bit and I think we’re looking anywhere between £40k-£60k in the SE. We’re getting some quotes in the next couple of months so not certain yet, but get some people round local to you who give you a free rough estimate so you can decide if you want to proceed.

We did a loft conversion at our last house. It was a mid terrace, 2 bed. We added 2 rooms in the loft as you describe, the smaller one was at the front with 2 velux and the back had a dormer. It was about 17k inc the planning and architect. That was a little over 4 years ago.
I've seen threads like this before and I think it totally depends on where you live as well.

Ah ok. North east england, both rooms would be for the dcs so small doubles, with space for either a slim wardrobe or a built in cupboard for clothes in each room. 17k is amazing!

We're West Midlands. What you want to do is exactly what we did. Good luck with it all. Be prepared for a lot of upheaval! It was a dirty old job!

We are literally about to move back into our house.
We have added three double bedrooms and a good sized bathroom, did a bit of rejigging downstairs. This was a front dormer and building above a flat roof extension.
£60k which includes decorating and new blinds.
We are in Scotland!

Near Bristol, added a large double room with dormer, heaps of storage, new boiler, en suite. £40k, which is typical for round here! Total added sq footage probably around 400.

Yep absolutely they were great. So happy with their communication and results. Bath and Bristol lofts. Assumed from your name you were in London Grin
