Please could someone tell me what sort of restrictions they’ve come across when buying a new build or what sort of thing you need planning permission for? It’s a freehold property but I know they have a lot of things you can/can’t do

Some require pp for even minor changes such as installing a shed and have no permitted development rights. There may also be covenants about the appearance of properties, such as no enclosure permitted on front gardens.

Typically the developer will put on your title:
Don't alter the outside without permission of the developer
Single house only
Keep up any planting scheme put in place as part of the planning conditions
Don't run a business (home offices often allowed now)

Planning restrictions are a separate issue. The government Planning Portal is helpful but local changes can also apply.
