Making long skinny sitting room into two

Hello

We’re thinking of making an offer on a Georgian terrace house in London. It needs quite a lot of work and one thing I am considering is turning the long skinny sitting room back into two rooms.

At present it is 26’x11’. I dislike these proportions- IME you always end up with one end of the room being underused. It would originally have been two smaller rooms (14x11 and 12 x11) and I think this would work better both aesthetically and practically (I'd love two sitting rooms to allow kids to eg play games in one while we read in the other, for example ).

Just wondered whether anyone had any views on this from a resale point of view? Also cost- I’m assuming that just putting a stud wall in would be quite cheap - £3k? We are redecorating anyway so that won’t add to the cost.

Should add— both doors are still there so that’s not an issue.

I think it would be better as two rooms. If you were selling, you could point out that the wall is not load bearing and could be easily removed.

I am doing something similar but instead of walls, I am putting in dividing doors to separate the rooms. This gives us the option to have two rooms but able to open the doors and have one room if we are having people over and need more space.

We reinstated the wall between our living and dining room. The previous owner and knocked through, and when we first viewed, we were wowed by the big space. However, after having lived with it for 10 years, and 2dc later, we reintstated. You're right, one end of the room was never used, and the space never quite worked for us. We love having 2 separate rooms.
