Extension

So we are just starting to think about an extension. I need advice at where to start. Architect? Builder?
Any advice appreciated

Definitely get an architect. Talk to him about what you want. He will also come up with ideas and then drawings. If you need planning permission he will sort the process for you.

Once that is in process you look for a builder and get quotes.

Look up you’re council planning department online to see the plans of other house extensions in your street/area to give you ideas of how you could use the space.

Yes definitely look at your neighbours plans, it gave us the idea to move a doorway that we’d never thought of which has since made a huge difference.
