Can anyone help with rough building costs?

Hi mumsnetters 😁

We have found a property that we like but it needs some alterations to get it to a place that it would be suitable for our needs.

Please can anyone help with an idea of costs? I know area will affect price, it is in south Wales.

Job 1. Steep driveway up to garage -
We would be looking to sweep the driveway over across the front of the house to create a flat section at the top.

Can anyone help with rough building costs?

Looking to create a driveway like the red on in picture.

Job 2 - convert garage to a living space.

Job 3 - 2nd story extension on top of of side extension ( told foundations are alrwady deep enough) to create a master suite.

Any ideas on costs will really help with deciding if we go for it or not.

As a rule of thumb, we found that £2k per square metre was quite a good benchmark for the building (extension) costs.

We've just had quotes for our drive that looks maybe 60% as big as that photo (it will fit 2 largish cars on when it's done). That looks as though it could easily for 3 cars on. Our quotes (all pretty similar) were £6k plus VAT for block paving so I'd be guessing £8-9k maybe?
