Can anyone help me out with floor plan ideas?

Excuse my rubbish drawings 😂 we will obviously get them professionally done but just playing around with it and trying to decide what we want.

Wish list is a downstairs WC (smallest room on new plan), utility room, playroom (have put this at the front to the left) and a big open space at the back for kitchen, dining, family etc. We have a lot of space at the side so can fit in a room the size I’ve put in.

Upstairs I have no idea... (as you can see!) currently my DD2 is in the tiny bedroom and I’d basically like to give her a normal size bedroom (maybe the current bedroom 1) and create something nice for DH and I. I’ve never had a nice bedroom... we always give ourselves the worst one!

I’ve got someone coming to give us a quote and have a chat and he suggested I try to draw out an idea of what I want, but clearly I lack all creativity!

Any help and expertise would be very very much appreciated Flowers

Do you know where your drains run and where you currently have pipes going into them? Plumbing wise it will be much easier (and cheaper) to have a second bathroom/ensuite that backs onto your existing bathroom, but that nice bay window you would presumably prefer in your bedroom?

If the plumbing is doable I would turn your current bedroom 3 into an ensuite for a new bedroom at the back, redo the existing bathroom to make the current toilet room a hallway into a 4th bedroom. If you dont want 4 bedrooms for now you could put a doorway between the 2 new rooms so you have a master suite with bedroom, ensuite and large dressing room (but have a house with the resale value of a 4 bedroom house)

I don’t mind not having an ensuite... we used to have one and a shower room downstairs and everyone used the main bathroom.

Also, the bit at the front doesn’t have to be a bay, it could be a flat window, I just did that to match a house over the road as assumed if there’s precedent you get permission?
