Can anyone point me towards a contract for a temporary tenant?

We want to help out some local people who need somewhere for 3ish months to live whilst they do up their house as we have an empty property for a few months. But we can’t use the contract we usually use for our tenants as it is for a minimum period of 6 months. It must be possible to draw one up for this length (notwithstanding the knowledge that it can’t be enforced before 6 months- we are willing to take that risk). Can anyone help?

You need something along the lines of a holiday let contract or, let it to them for 6 months and agree to them terminating early? They'd have to trust you not to hold them to the six months but it gives them some flexibility if they need to stay for four?

Don't lynch me folks - just thinking of a practical way round things.

Thank you for your thoughts. Actually we want the property back after 3.5 months latest so we need to do our best to try to make that happen. I think the risk is that they want/ need to stay longer and don’t move out. I will look at both the options you have suggested. Thank you

Is the property mortgaged? If so, even with a BTL mortgage it may be a condition that you only have tenants in under a standard assured short hold tenancy, which is a minimum of six months.
