Hi wise mum netters

Found a house thats in need of a bit restoration just new house carpets and kitchen etc.

Weird floor plan though downstairs and was hoping someone could see a solution. It already has a utility room but what to do with thw downstairs bedroom? Ideally would want to use it as living space. All thoughts appreciated!

Separate dining room? Second living room/snug? Playroom for kids if you have them. I agree that it is unusual to have it as a bedroom.

Are you planning to put an en suite in any upstairs bedrooms? I would do that with the largest upstairs room if there is space.

Knock wc & bathroom together to make shower room, access through utility. Close up door to bathroom in what is currently the downstairs bedroom.

Make a big kitchen / family room / diner by knocking through the kitchen to the big room at the front, then have the bedroom 1 as a grown up sitting room / snug?
I hate it when estate agents try to market a house as +1 bedroom when it's clearly not.

I'd probably use it as a snug / sitting room.

Would also probably open up kitchen more to the room next to it to have kitchen / dining / family room. Then a nice separate kid-free zone in the old bedroom.

Maybe use a snug or play room with a sofa bed in so that it can double up as a guest room?

We created a new room on the floor of our living room. It's used as a study and snug. One half is the study with desk, computer and files etc. The other half has a sofa bed, tv, games console, etc.

Dd uses it daily. It's also handy as another spare when we have friends staying over.

I agree with others, close up door from Bed one to en suite. Knock downstairs bathroom and WC together to make shower room and toilet. Knock kitchen and large reception into a living / kitchen area

Personally I'd have bedroom 1 as a snug, knock through bathroom 1/utility/kitchen and have a big kitchen/diner and put bi folds along that wall, putting the wc under the stairs. Bedroom 2 (depending on measurements) Id have an en suite and walk through dressing area.

Look at Balmoral from redrow, that's a similar layout, the have downstairs bedroom as a snug.
