Probably a stupid question, but if you buy a new build 'off plan' is there any scope to amend the layout / add an extension at the build stage? I'm guessing not but thought I'd ask if anyone had experience of doing so?!

There might be a chance - probably best to ask the builder.

When we bought our last house off-plan, we got to choose kitchen colours, floor tiles, fireplace, wall colours and carpets from the ranges being used - not as extensive in terms of change as you might want, but even so, they were flexible up to a point.

I would be surprised if you could add an extension as it possibly would need to go through planning again.
