Our Buyers buyer pulled out today

We are selling my grandad's house as he sadly passed away recently do have no upper chain.

Today our buyers buyer pulled out as he's found somewhere he likes more.

This is six weeks after we accepted our buyers offer and all his mortgage offer and surveys have been done etc.

What's best to do here?

It's 20 years since I bought a house and I'm clueless.

Our estate agent is saying stick with our buyer as he's nice and has all the searches etc done.

We aren't in a mad rush to sell but do want to get it gone ASAP, if only because my mum gets upset and wants it all concluded.

I would give gour buyer a chance to resell his house.

Maybe a month. If it's not sold in that time then I would remarket to keep your options open.

I think that's fair it's just a bit annoying as it sold within two hours of going on the market, and we had a choice of two buyers and picked the one our hearts told us to go for.

This happened to me. Your buyer is no longer classed as 'proceedable' so I'm surprised your estate agent hasn't told you that your Grandad's house will have to officially go back on the market.
This is what I had to do although I still hoped my buyer would follow through. Unfortunately this delay then resulted in them changing their mind.

This happened to me last year. We were buying an empty property and our buyer's buyer pulled out just before exchange. Everything I had read online suggested the whole chain would collapse but my estate agent actually said we could stay in chain if we wanted to. I said I'd give them time, as did the owner of the house we were buying. Our buyer found another buyer a week later who then also pulled out 2 weeks later. 3rd buyer found within 48 hours and we all eventually moved!
Chains don't need to collapse if you are all happy to stay in them.

Our buyer pulled out, we managed to sell again within 6 days. I'd give them time to try and sell again.

id stick with your buyer and give them chance to resell theirs, its prime property buying/selling season in the summer before school holidays start, take advice from your agent but this happened us and we gave them a few weeks.

Thank you all, I agree it's best to give them time to find another buyer.

This moving stuff is stressful and I'm not even moving!

The estate agent phoned and said the buyers house is shared ownership so will sell quickly.

We shall see.
