I’m looking to rent privately I’m 5 months pregnant & will be having a year off for maternity I’m in full time employment at the moment but seem to be struggling to get past estate agents saying I need to be earning £20,000 I don’t even earn that now???? I’ve rented before and had no problems obviously when I wasn’t pregnant, I am alone at the momoment but can have a guarantor easy cause I get it we won’t be earning as much as a full time wage. I just think it’s a bit out of order just dismissing someone like that without knowing the ins and outs of someone’s personal situation. I know plenty of friends that moved out alone pregnant private renting! Just seems it’s a massive struggle for me. Is there anything I can do differently or is it a matter of case of just waiting for someone to accept my circumstances?
Any advice will be great help xxxx

Look at it another way: if you were a landlord, would you want a tenant with no, or low, income which doesn't cover the rent? Some landlords have mortgages which have clauses preventing them renting to people on benefits, etc and it can invalidate their insurances too. All very well having a guarantor, but if they need to get the guarantor to pay the rent it's not as though they just give the guarantor a call and say 'amberclaire5 hasn't paid this month, can you please' and the guarantor willingly pays.

Can you pay several months' rent upfront perhaps?
