FTB survey reccomendations.... What now?

I'm a FTB but dp isn't but is about as much use as a chocolate fireguard with the process.

Our survey has come back with some damp and wood rot that states needs addressing before exchange of contracts. So what do we do now? Go to the estate agents? Our solicitors?

I feel like there's a huge assumption that everyone knows how this works and I haven't a bloody clue. dp must have slept through his first house purchase or his parents did it all because he can't remember the process at all.

These are normal point usually used to try and reduce the price. If that's what you wish to do speak to the EA

I'd take a builder to see how much it would cost to sort out. Then reduce your offer accordingly, with the expectation that the seller will probably settle somewhere between your original offer and your new one.

The survey should go to your solicitor who will advise you. Ours advised not to reduce your offer, as you'd have to re-apply for your mortgage, but instead ask for an 'allowance' payable on completion to cover the costs.
