Asking on behalf of DM, her vendors vendor is moving to a flat, DM and her vendors are all ready to go, contracts signed etc and hoping to exchange this week - they have found out it's on hold as this person wants the lease extended on the flat before they pay for searches etc. Does anyone know roughly how long this could take?

Ours took a few weeks of negotiation with finding the correct solicitor as requested by the mortgage company, I couldn’t use our usual solicitor because they weren’t accredited in some way, can’t remember what, then letters to freeholder etc. It took 3 months for the actual paperwork to come through from land registry once it was all signed and paid for but apparently that’s common Confused

Oh dear, that's quite a long time!

Depends how co-operative the freeholder is. Ours was not co-operative and dragged on for nearly a year.
