Building Regularisation

Need some advice/help

we have part converted our garage into a living space accessible from the main entrance. we did not have building controls/regulations done.
Stupid me thought the builder was getting it done. Anyways we want to go through the regularisation route and get the relevant certificate . We are not selling the house we just want to be on the right.
In addition we also added a downstairs bathroom, which I believe also requires the same.
Funnily enough I have pictures of the work being done. Will that be useful to submit with the form ? Also the council online say form and plan of the site. Does that mean drawing of the whole house? can that be done by a technical drawer? or do I need an architect?

Can be drawn by anyone, you can do it yourself. House layout so means of escape can be checked. Site plan is so they can find it (we used to accept a google earth print out or similar although not all authorities do) and block plan just needs to show how the house fits in to the boundry (mainly so fire spread regs can be checked).

Photos of the work being done will be useful, hopefully some will show the type and amount of insulation that was put in otherwise you will probably be asked to make a hole or two so it can be seen.

Any room that has had plumbing/drains added also needs building regs, I would apply on the same certificate for the lot.

Good idea to get it done now, I've been to a lot of people who are trying to keep sales moving and are very stressed about it all. (Must add I am no longer a building inspector so a few things may have changed since I stopped).

Thanks Superunicorn. We had the work completed only 6 months ago. Will it put off the council/inspectors that we did not get it done at the time of the work?

Also your information on the plan of the site ..I cannot understand. so I just submit a floorplan? what all should I submit?
