Reducing price

We bought our house for £290k in May 2016. We’ve had garden done and new drive way setting us back £9k, we have decided we want to move and downsize as to be honest we can’t quite afford to live in such a big house with just me and my husband. We put house on the market beginning of jan for £320k (I didn’t want to put it up this much as seems extreme to add £30k on but 3 estate agents said to put it on at this much) since then next door have put in to build 6 houses on their land. I suggested we reduce to £300k (much to the annoyance of estate agents) we know we are going to be at a loss here but am just going to bite it. We’ve had offers around £295k which we have accepted but both have fell through due to personal reasons from buyers. I want to reduce to £290k, what we bought it for as were now selling a different house to what we bought once the building starts next door and just want to cut our losses but DH is saying no. What would you do please? Some advice would be really appreciated Smile

How much of a problem are the new houses going to be? Are they 100%? I'd think honestly how much of an impact they would have had on your offer when you bought which might help you decide if you feel you're overpriced right now?

There we plans for 30 new builds to be built smack bang opposite when we bought the house but since then the farmer has decided against doing this and it didn’t impact our offer on the house. I suppose it bothers some and not others. The houses next door, the gardens are going to back onto the side of our hedge so not immediately next door, I’m just so stuck as we have had the offeres previously but now everything seems to have come to a stop not a viewing in over a month! Sad
