Barn conversion questions

Hi everyone, I posted on here yesterday about the cost of doing a barn conversion and got some really good advice so I’m back looking for some more!

We’ve decided to go and have a look at the barn with the intention of converting it into a house. I’ve also got a builder coming out next week to give us a very rough price estimate. What questions should I be asking tomorrow so I can give the builder the best idea of what work will need done? I know it has electricity and water connected and will need a new roof. What else should I be looking for?

Didn’t a poster give you a long list on the previous thread. All of that! I would have started with an architect.

Most importantly get an experienced local architect involved all the way through. They should pay for themselves many times over.

From recent personal experience, budget £2K per m2., for a very basic finish. When you let your contracts understand them in detail, and understand, in advance, what you have and what you haven't agreed to pay for. Read your contracts over and again and be prepared to quote them.

It is possible to keep to costs and timescales, but only by not changing your mind on anything during the build, and whenever something emerges, cut something somewhere and make an equal saving.
