Estate agent ignoring messages

We are six weeks in on a chain free sale. It all went quiet a few weeks ago. Estate agent used to get back to me asap but now have messages ignored and calls nit returned.
We just want to know how things are moving as theres been no word of exchange yet.
Is there anything I can say to make them get back to us?
The property was rented out before so was all vacant with no mortgage.

What do you need from the Estate Agents?
I am in the process of buying and selling and all the contact is pretty much with my solicitor rather than the agent.

You would normally go via solicitor once offer agreed, chase your solicitor. If solicitor can't get them to respond you may have an issue but EA isn't really involved much after offer agreed.

We were about 6 weeks in and had the same thing happen. EA was always 'in a meeting' or 'out of office'. Our gut told us something wasn't right. Finally she happened to answer the phone and had to speak to me. I don't know what she did but things did start moving after that. However, on the day of exchange the buyers pulled out! Seemed they had been having relationship problems, that started at the time they started to go quiet. They split up and we lost the sale - 13 weeks after the offer.

My advice is, if it doesn't feel right get your solicitor to push for an update. In my experience EAs say whatever you want to hear!

That's interesting because our solicitor has suggested we chase the agents. She says she can only get updates from the solicitors for our buyers, who are ready to proceed, but say they are waiting for their buyers buyer to be ready.

What a nightmare every!
Well just spoken to him. He has been away and he called me just now.
Apparently all is on track and hes in contact with them all and thinks we should be able to exchange in next week or two.

That was the EA btw not conveyancer.

Yes, I thought the agent was used to communicate between them all too. Our solicitors are not great at responding either.
