Tips to make house more desirable for viewing

So our home has been on the market for 3 months now and finally it seems like we have a potential buyer. They have made an offer last week, 15k less than the asking price. Then try increased the offer by 5k and we (well my partner as I'm financially not involved in this house) went back with a counteroffer which was 7.5k less than the asking price. They said that's too much of the stretch.

Today we received a phone call from the EA saying the buyer would consider our counteroffer but would like to have a second viewing. I really like this buyer, she seems lovely and not as the time wasters we had before. We put a lot of work into this house as well and I really would like someone nice to buy the house and she seems like the right person.

Anyway my question is if there are any little tips to make the house more appealing for the second viewing?

Declutter as much as you can. Then declutter a bit more. I tried to imagine what I would look at if I were the person viewing - I would open any fitted wardrobes/cupboards to see internal fittings, so try to make it look as spacious as possible. That kitchen cupboard where a Tupperware lid falls out and hits you on the head when it opens? No good.

Open windows to get air through, but close before viewing so house isn’t cold.

Disclaimer: we are still on the market, but this is what we have been told by our EA.

We currently have our house on the market and these are some of the things that I have done for our viewings:

Remove family photographs.

Take ornaments away, leaving just the odd one to mitigate blandness.

Make sure the house is very clean.

Open windows before viewings, close them just before.

Have fresh flowers in vases but not perfumed ones.

Put draining rack, for crockery, away. Mega tidy to the kitchen.

Front garden and its pots to be welcoming and back garden to be neat and grass just mown.

Bathroom: folded towels beautifully and put toilet cleaner and toothpaste/toothbrushes away. Loo seats down.

A cat literally pissed on the bed mid-viewing, and we still bought. I'm skeptical as to whether you can fundamentally alter someone's mind on a second viewing by much based on a few flowers I'm afraid.

Of course you can make it look more appealing, but that applies to the first viewing? Our second viewing was all about confirming size etc. Not how much they tidied or otherwise inbetween.

Fresh flowers and no clutter.
