Which floor plan?

Really stuck between two houses. One is a new build and 80k more than the other but needs nothing doing to it. Other house is bigger but needs new carpets, painted, kitchen and two bathrooms, a few 2s in home report but realistically can be moved into and done in time. Same orientation of back gardens but cheaper house is a nice walk through woods to school, other crosses a main road and adds 15 minutes to walk, but can drive to school in any case.

2dc and dog, 2 adults. Need a workshop for home business which can be garage, storage for bikes and larger toys. Dh wants the expensive new build but I'm torn, it'll be a forever house!

Which would you go for?

I’d go for the first floor plan.

But I also wiuldnt go for the new build. I like the sound of the nice walk to school etc!

The bigger, cheaper one ... with the money you'd save you could short term rent for a couple of months whilst getting all the work done and still not spend £80k ... and then you'd have a lovely big house with a nice walk to school.

Thank you! The first floor plan is the older house that needs a lot of work, I can see so much potential but I walked in the new build and could see us living there so my heart and head are totally at odds. Dh isn't keen at all on the older house but it makes so much sense. Argh.
