Help! Toilet broken, poo everywhere and no word from Landlord

We reported the toilet not working last week and the plumber came today, turns out there’s a breakage in the pipe and waste has been gathering behind our shower cubicle Envy not envy.

We can only contact the landlord through the letting agency, and he is not responding. What are our rights here? If we have to stay in a hotel does he have to pay for it? Hotels in the area are now over £130 a night and they’re being booked up fast. Any advice would be greatly, greatly appreciate!

If this were your own home, what would you do? Chances are you wouldn't move out, but would need to arrange someone to fix things and it might take a few days. Can you make arrangements to use the loo and wash/shower elsewhere?

You are entitled to the direct contact details for the landlord under s.1 of the Landlord and Tenant Act. Ask the agents to supply them and quote the legislation. Presumably the agents only have authority to authorise repairs up to a certain value. I would give them, say, 24 hours before you contact the Environmental Health department at the local council. This should galvanise them into action.

What has the plumber done so far?
How has he left the situation!?
Have you cleared the sewage that was left!?
Do you have nice neighbours that will let you use their loo?

this is why i have home emergency cover for my rental - but I dont ignore tenant calls!

use a bucket for tonight. tomorrow, call the agent and say either the landlord gets the pipe fixed on an emergenc y or you do and deduct from the rent, and you need an answer within the hour or you will take the bucket to them.

( assuming this is the only toilet of course)

Take pictures.
What about calling the same plumber back and get him to quote, inform the agent and fix the problem.
Take the pictures, the paid invoice and the reduced rent to the agent.
