How much is off road parking worth?

We are buying a Victorian detached house that is on a large plot of land. Developer has renovated the house and has planning permission to build two new townhouses on the rest of the land leaving us a big enough garden. He is including 3 off road car parking spaces on the site for the two new houses.

We have asked him to sell us one of the spaces instead and put it next to our house. House is £300k, in a busy residential area, mostly terraced houses. We have two cars. The space will also mean the gap between our house and the new house is much bigger - otherwise there would only be an alleyway gap and all 3 spaces would be at the end of the two new houses

How much would you realistically pay for this space?

Off road parking usually adds roughly 10% IME.

A lot. Where are you going to park if you don't have a parking space? Is there anywhere else to park? If there is then it is not as big a deal but if there isn't then he could charge quite a bit. I don't know what that would or should be.

We've arrived at £15k - happy with that! Buys us a better shaped garden too. Excited!
