Houses commutable from Victoria?

If you work near Victoria, where do you live which is:

  • maximum 30 minutes overland train (so max 50 min commute including a walk at each end)
  • has decent primary or private schools
  • has 3 bed houses for under 450K?!

I am looking at various places in Kent mostly near the A2/A20 but would love to hear from you

East or South Croydon. It's rough reputation is more west/Thornton heath. Lots of regeneration planned but prices gently moving down in line with the rest of London, making your 450 budget doable now for a 3 bed

If you are quick Croydon as pp said.
It is having so much money invested with 7000 jobs being made in Westfield, lots of money being spent on transport etc.
I would get in while you can because I feel prices will soon climb.

Try anywhere along the redhill line. Direct trains from Victoria, decent schools and some nice private ones to.
Eg Merstham or earlswood have good house within your budget

Carshalton may be an option. That's at the lower end of the three bed house price range so depends what sort of house you are looking for. Schools are great and there are loads of parks etc. Good place for families.

There are a few places around Streatham Common/Norbury which may be possible?

Sorry very difficult to buy a house for under £450k - but are 3 bedroomed maisonettes? Nearer Kent House one for £475k?
