Any MNetters know Colney Hatch Lane area (Muswell Hill)?

Looking at properties in Muswell Hill and there is a 3 bed house going in Colney Hatch Lane for OIEO 500K. Here. Seems suspiciously cheap for MH but I don't know the area well. Any opinions?

I agree - it seems to be at least 100K under expectations. I wonder why..

It's a long way from Muswell Hill but it's still a decent area.

It looks like it's on George crescent - which is always cheap, and possibly (according to map view) right on Colney hatch Lane.

Its not really Muswell Hill proper, think its in the borough of Barnet and very close to the NorthCircular. Probably ex-council, and about 15 minutes walk ( uphill) to Muswell Hill. But looks like it would be in catchment for 1 if not 2 good primary schools. Secondary schools might be an issue, You'd need to check, if its relevant. Could be just out of catchment for APS and Fortismere, not sure about Compton.
But for 500k check it out. Its quite a stable community round there, there's a library and pub very close, and its on a good bus route.Not near a tube, but there are local shops and lots of cafes/restaurants. Looks like a good price.

Agree with Delphinium. It’s ex council and v close to the North Circ. You’d need to get a bus up to Muswell Hill Broadway. It doesn’t seem especially cheap for that particular spot and type of house to me.

Looks like it is very close to the North Circular- you will be able to hear the traffic noise from there.

Schools fortunately not an issue and 15 minute walk to MH would be fine, I think. Is Colney Hatch Lane cheaper just because it's on a main road, or because it's a bit dodgy...? The former would probably not be an issue (and I see it's double glazed which should help with traffic noise), but the latter definitely would be. We're looking on behalf of DH family members, a couple who are getting older and used to a naice leafy, low-crime area outside London, so they need somewhere where we don't have to worry about them walking home after dark.

It’s seen as less naice than the Southern part of N10 but I don’t know if it’s actually anymore dodgy.

It's right next to an ambulance station so you may get sirens and flashing lights during the night. It's very close to the north circ which is always busy, so might get road noise. There were recently problems with squatters in some of the empty commercial properties up towards Poplar Grove - not directly next door but something to take into consideration. And there's a huge 24 hour Tesco there.

The house is about 10 doors away from a small (ish) estate that doesn't have the best of reputations but in fairness I don't know what is like at night.

It's nearer to Friern Barnet than Muswell hill.
