Indemnity Insurance - Advice please?

I'm in process of buying a house and the extension (which was built prior to the current sellers ownership) doesn't have building regs available. My solicitor has sent a letter from vendor's solicitor saying they will provide me with £150 to buy my own indemnity. Is this right? If so, how do I go about this?

Your solicitor will sort out a policy for you, it's really common and perfectly straightforward as long as you understand that the insurance covers you only for the costs of legal expenses etc if the local authority decide to tell you that you have to regularise your extension (this is extremely unlikely). It doesn't cover the cost of making good any problems with the build.
