Who's done a garage conversion

Hi, I’m hoping to have a garage conversion done to use as a self contained unit for air bnb.

It would be around 17ft x 8ft, will have an en-suite (will have to be saniflo toilet and shower) and currently has a (knackered) flat roof. I may get flat roof replaced and include a roof lantern, or may change to pitched roof with velux.

There will be two windows and a door.

I’m in Somerset...£15k should cover it...right?? (Keeping fingers crossed)

Saniflo? Sounds like a cheap bodge to me. Do it properly and spend more. The roof alone will cost £10,000.

Agree. Do it properly, especially if you intend to be charging other people to live there!

Decent insulation and proper plumbing. It will work out cheaper in the long run.

It has to be saniflo because of the drains (it’s below the main house) and will be fully insulated etc!!

It will be high quality, not a nasty little dark garage!

Just after a ballpark figure from people’s experiences...the architect suggested £15k, just wondering if that tallys with people who have had one done?

So that’s about 13 square metres, building costs for conversions are rule of thumb £1500-£2000 per sq m, so that makes £19.5k to £20k. Plus your application fees for planning and building warrant, and architects etc on top. Reckon you’d be looking at nearer £30k tbh

We have recently converted a single garage to a bedroom with an ensuite. It cost us about 13k and didn't include replacing the roof. We are in the south-east. We had quite a few quotes at 17k :/
