Very, very quick question about the title register/ Land registry

My solicitor has asked for £40+ VAT to provide me with a copy of the updated title register in a title document, that will confirm me as the registered owner of the property I'm buying. Is this the same thing I can buy directly from the land registry for £7? Or am I missing something?

Land reg charge a fee to register you as the owner.

You need to do this for the register to be updated, without it you won't be listed as owner. The £7 fee is to obtain a copy of the current documents confirming the current owner(s).

If you just want a copy of the register, it's £3 for the register and £3 for the plan. If your sol is making an application to do something with the title, then there is an application fee.

It's variable as well depending on value if land/property being registered so don't be fooled if someone else says they paid less, it won't be your solicitor ripping you off
