How long between searches and exchange?

We are finally at the point where finances have been approved and searches are two weeks in. It feels the end is in sight but i am impatient! How long does it usually take once searches are back? (Only us and our buyer and we are going in to rented so no chain. ) Can anyone advise how much longer we may have to wait???

It could be anything from 2 weeks to 2 months.

Or longer. Sorry!

It's largely dependent on the legal work now. You may have to learn how to be the politest, friendliest but squeakiest wheel going to chivvy it along. Good luck!

Have you had a survey done yet? That may bring up some things that need looking into as may the searches. With no problems it usually takes about 3 months from offer to completion.

It depends wholly on what the searches reveal, your solicitor/conveyancer will need to report to your lender who may then need to assess it. Literally it is how long is a piece of string. Good luck.

There I was thinking we were on the final stretch 😣

Survey was done 7 weeks ago so I am assuming that all was fine there.

As we are moving in to rented, 200 miles away, it is so frustrating not knowing the end date! I need to find a rental, find a new job, give my current job notice, hubby give current job notice, apply for schools ... None of this can be done without knowing when we are going and this doesn't even include the logistics of the move itself!

I really wish there was a way to set a date right at the beginning 🤔

If you have to do all these things you need to make sure your buyers know you will need at least a month between exchange and completion - i am assuming you both only need to give one months notice? It is normal to arrange a rental once you have exchanged - what are you doing about new jobs? Assume you are planning to pay for rental up front as you wont pass referencing with no jobs?

We have asked for 3 weeks between exchange and completion. Hubby has to give 3 mths notice but he doesn't want to let his work know until we are certain it will happen. He will then need to commute for the notice period.
