City centre flat refurbishment (Edinburgh)

We have a small flat (49m sq, bedroom, lounge, 7x7 1/2 ft kitchen, 4 1/2 x 8 ft bathroom), we have had it for a number of years and DC’s have had use of it through uni, but graduation coming up soon.

We need to sell now (locally there is a very buoyant market for similar flats, regardless of condition), or bite the bullet and refurb to keep for long term rental.

Kitchen and bathroom need completely redone, and bathroom isn’t a straight forward refit, it involves removing a ceiling an old water tank, moving pipe work. Ground floor, so I’m hoping that makes moving pipes easier...

The floors need insulation, underlay and carpet. Decorating we can do ourselves to a high standard.

There’s some barely working electric storage heaters which need replaced with some form of central heating (there’s no gas in the property but there is gas in other flats in the building).

The windows are all 5 years old a good quality.

Anyone wish to speculate as to cost for a refurb of a flat this size, central belt prices?
