Help me choose an estate agent!

About to put my house up for sale. Had it valued with a few estate agents and have narrowed it down to two.

Their costs are the same, advertise in same places, photo quality similar....the only difference is one is larger than the other and has more properties on their books, including more in my area. Is this a good or a bad thing?! I may be thinking too much in to this but I can't seem to decide between the two!

If they do the viewings which of the two you have seen is more likely to be able to build a rapport with your target market? How do they deal with sales progression? Are they actually getting sales?

I'd ask them what their conversion rate for price v price achieved and timescales for confirmed offers are. Also have a look online via phone / tablet and computer to see if they manage their websites well across all platforms.
