Estate agents regarding end date for rental

Hi,

Not sure if I have a leg to stand on, sent a letter to end rental contract dated 4th, should have been there for the 3rd however the rental company are claiming they have only just received the letter on the 11th so notice will start from then! Stupidly didn't send it recorded and I should have emailed first too so they expected it but didn't! I don't have a leg to stand on do I?

Also we have a clause in our contract saying we have paid for professional cleaning upfront due to having a pet at the property. Tenancy was taken over mid way through by new company who brought out the old landlord, they are now saying they will have to check if old landlord has the professional cleaning money still (eg if they dont we will be liable to pay again??) this wasn't a small amount about £350 or so if I remember rightly! As far as I am aware we didn't have a receipt and I have a feeling that it came out of my partners old bank account which he no longer has access to to prove the payment. Is the clause in the contract enough to prove this?

We are already having to pay another £350 for the extra 7 days they are saying we now owe due to the notice period and we really can't afford another £350 on top of that!

I would hope that the contract should be enough that you paid up front for cleaning. If it isn't in the contract that you pay at the end then they surely can't make you.

As for the notice though you'll just have to suck it up, the onus is on you to ensure that the notice is given in time and you can't rely on normal postal service for that.

Yes I thought as much regarding the notice! Silly error on my part! Understand a few days but an extra week it's obvious they are trying it on but I can't prove otherwise! Won't make that mistake again!

I thought that the contract would be enough! Frustrating as seems they are trying anything to keep extra money and didn't think they were that sort of agent so just know this process will be a complete pain!

It's in the contract that we pay at the end but then there is a pet clause which states that cleaning will be carried out and it has been paid (although doesn't state amount etc just said it's due in advance!)
