Wrap around extension cost - Hampshire

Hi all.
We are in the process of having plans drawn up for a wrap around extension on our late Edwardian detached house. I currently have no feel for the costs involved and therefore want to rein myself in on things like kitchen spec if it is unrealistic. We are going in to the 1.5m side return, then out to the rear by 4 metres. Current kitchen width is just under 5 metres, so it's a fairly hefty add on. We'll be putting in a large utility/boot room with side access and, hopefully full width bifold doors at the rear. Any ideas on costs?!

Approx 1,200 to 1,500 per square metre , build only. Depends on prices in your area. We did a single storey side and rear around 40square metres , extending kitchen, adding dining room, utility and shower room, all in all came to about 95k but that included new kitchen /utility units which was about 8k, bathroom fittings, patio doors, lantern etc etc. which we all bought ourselves . Had some other bits done , new boiler, got the loft boarded and garden done (turfed, patio etc) so that was included in the 95k. Get a good few quotes and compare, ask them to list what’s included in the price. Also think about anything else you might want done in the house. It helped us to look at plans of the neighbours who’d done similar work which gave us ideas e.g moving door to underneath the stairs to a different spot.

Good luck, it’s tough during the build but worth it in the end.
