Problem with Land registry

Unregistered land. Neighbouring property is disclosed on a search of the index map as the polygon has a straight line where there should be a dogleg. The Title Deed plan of next door does not actually conflict with the boundary. Land registry will not alter their polygon. I believe the sale can go ahead as the SIM is explained by checking the deeds. Anybody got experience of this. Land registry state deeds take precedence and boundary is "general" anyway.

The crown does not sell disputed land. I am assuming it is crown as it is unregistered.

Just because it is unregistered doesn't mean it is crown. It is just first registration.

Anyone any experience of having to register before sale? It would have been easier if solicitor had just registered it, now we are 8 weeks further along and no progress.
