How many viewings before a bite??

Hi,

It's my first time selling a house - I'm the most impatient person in the planet!

Went live at 3pm yesterday, had 9 views today and 5 more lined up for Monday.

This is leafy residential London so the market is strong... but we are keen to sell quick for a number of reasons - without giving the house away of course!

How many viewers have you all had before an acceptable offer was made??

3 before a first offer, 12 before accepted offer

Our ninth viewer offered. Although I did that viewing because our agent was feckless so who knows, if I’d have shown the others around maybe they’d have offered too.

We've sold four times and each time we've sold to the first viewers.

We had 2 over asking price offers from the first day of viewings.

2 viewings. Both offered the next day.
Took higher offer with small chain, but this fell through due to their buyer having to pull out because of lending problems.
Estate agent went back to other party, they came back with their builder, checked they could do the work that was needed and matched the first party's offer.
We are now waiting to exchange and complete on the property we are buying this week. We anticipate that we'll exchange and complete on our current property the first week in May.

On market last summer 27 viewings no offers. Back on last December, first viewing resulted in an offer but turned out to be non-proceedable so marketed again 4 viewings later had an acceptable offer but viewers 2 & 3 had also booked in 2nd viewings. So I guess there is no way of telling completely.
