How to find out previously accepted offers on a property?

We went to view a house last week and are thinking of making an offer. Their previous buyers couldn’t complete and we would like to know what they had offered so we know what would be reasonable to offer. I’ve read that estate agents don’t tell you exact offers but on location location location Kirsty and Phil always know exact offers that have previously been accepted. How would you go about asking the estate agent for this information?

Just ask. They may or may not tell you.

Just ask, and if they won't tell you, out in a cheeky low offer and see what happens.

*put not out

Just be aware they could lie and say they offered full asking price when they didn't!

We were told by the agent when I directly asked. I think its just agent to agent whether they will tell you. They won't tell you current offers that you are going against, but in this case as it was an offer that didn't proceed they may.

They don’t have to give it to you, in fact they shouldn’t really as it should be a private matter between prospective purchaser and vendor.

I work for an EA at weekends. If you asked me I’d tell you but it wouldn’t surprise me if some of my colleagues didn’t!

Some will tell you, some won’t. Some will be ‘flexible’ for example, instead of saying ‘what were the previous offers?’ You could ask, ‘Given your knowledge of the property and vendor what kind of figure would make a successful offer?’

It's against the rules for an NAEA registered agent to give you details of previous offers. It's not compulsory for an agent to be NAEA registered but the good ones usually are. An agent works for the vendor not the buyer. Offer what you Feel the house is worth.

Thanks everyone - I’ll ring up tomorrow and just ask and see what they say.
