About to buy our first house in England after years in the Scottish property market where "offers over" is the standard. Looking for advice - if a house is listed at a guide price - how much above/below that would you offer?

Go on rightmove sold prices and see what similar properties have actually sold for. Asking prices can vary greatly and are no indication of what a house is worth. Some houses are put on at a realistic price to drum up interest and in the end they go over while others start off at a very inflated price to then be reduced after 3 months as there isn't any/much interest...

On the front of making very low offers - it can backfire - you'll get a 'no' straight away and the vendors might refuse to engage further as you won't be considered serious enough to be proceedable or not to try to pull any tricks at the last minute before exchange and completion.
