Attached shed/workshed needs rebuilding - who would do it?

So, I have a small building attached to my house that leaks in the rain and really needs pulling down and rebuilding, but im not sure if I need a builder, a garden company, or some other trade?

It has wooden walls, but one wall is the external brick wall of the house, and it has a mains outlet inside, mains light, and fitted kitchen cupboards and worktops around it. The back wall of it also seems to functionally be part of the wooden fence between me and next door.

The rain leaking in means im pretty sure that the wooden roof means are probably rotten, and the whole thing is pretty dank and has had rats get in at one point so needs really gutting, Im hesitant to use anything in it in case theres rat poo on it! Its currently the only storage for the lawnmower and strimmer so the garden is in rack and ruin anyway.

So - what do I need to do? If you were to buy a property with the building above, who would you call, what would you do? I have a bit of budget to try and get something sorted and I'd love to not have to keep ignoring it. I also need to try and get a builder to replace a rotting first-floor lintel at some point (with really limited access so I'm dreading it) - would this also fall under the remit of "builders"?

If you’re getting a builder to look at the lintel, ask for his/her thoughts on your workshop; even if it’s not a job for them (though I think it might be...) they will have the contacts to put you in touch with the right trade.
