How much would it cost to fix this?

Put an offer on a house. This is view looking onto the roof of the single brick outbuilding (where there is utility room, downstairs toilet and extra room that could be used for storage but was listed as an extra sitting room.)

Lots of damp in sitting room - we expect it might be from this hole?

Anyone had similar roof fixed/ replaced?

How much would it cost to fix this?

Single skinned walls are often mouldy because they don’t have the insulation of a double layer (I think?). We have a damp single skinned porch and it gets black mould over the winter when the heat of the house hits the cold walls and leaves condensation. It’s fine in our porch but not something I’d want in a well used room.

Ahh I see- that is probably contributing yes! (Sorry by sitting room I meant the outbuilding lots of people on street use for storage, but it would be great to get it habitable and I think it would add value certainly)

I think we’ll definitely look into damp proofing the rooms and will try and get a company to come and do a free quote.

If it’s an outbuilding and you want to make it habitable, you’d need to comply with building regs so install adequate damp proofing, insulation etc.

Patching up small holes on a flat roof shouldn’t cost too much - we had a roof redone in our last house and it was 3.5k in London using a big company.

However, you’ll also need to check what happens to rainwater to see that it doesn’t end up going into the wall causing damage. If the drainage system needs reworking, it’ll add to the costs.
