High street vs internet?

I cannot decide who to use to sell my house.

I rent out a property that I now want to sell. I don’t live near it and so need the agent to do the viewings.

I can pay £420 to have a premium listing plus have someone do viewings, I have to go sole agency for 2 months and only if they sell I pay £1500 in fees.

Or

I can use the agent that manages our property who wants £6k in fees. They already have the tenants details and will be easier for viewings.

I think the process would be easier if I use the agent we already have but I am baulking at paying the £6k.

Any advice?

Maybe negotiate the fees with the agent you've got? Sounds like a lot of money. Having said that, I'm not sure that it will definitely make it easier as letting and sales agents are often different departments in the agency and 'knowing the tenants' or 'knowing the property' etc might not apply.

Alternatively, find a cheaper local agency. Start ups and new branches tend to try and be competitive. So might not be any more pricey than option 1.
