Having lost my dream house last week, I'm back on the hunt....

How much would this cost to build?

NB, green is new kitchen/diner. Yellow is downstairs toilet. Orange is utility.

I'm in London. So think upper end of building costs. I'm clueless!!

You could estimate 2.5k per Sq m of extension + cost of kitchen.

Re the loo, it'd depend on where the soil pipe is and what's involved exactly.

If the extn is about 15m sq, I'd say 2.5k is optimistic. With plumbing, kitchens, decor, I'd say £100k min.

Things vary but you can get a few quotes. I'm in outer London and under the impression that prices vary from 2k to 3k per m2 depending on the size, complexity and spec of the extension. Eg a sliding patio door might be 3k cheaper than bifolds (things add up quickly).

The kitchen would be best priced separately as you could do Ikea and come in at several k including worktops and appliances. At the other end of the spectrum, you've got brands like Plain English or Smallbone, who I doubt fit many kitchens under 40-50k.

I'm in outer London and did a 40sqm single storey extension which was 55k just for the build. By the time I bought the kitchen and utility room units (magnet with AEG appliances) - your builder can get you discounts, fitted out the shower room, new doors , laminate flooring , boiler, roof lantern, paved and turfed garden (because they will mess up your current garden) etc etc I'd spent 95k in total. Looking back I can't imagine how but I've got the receipts to prove it Shock

Set a budget then have 10% contingency fund for things that will crop up, I used all of mine!

Hi! Just looking at the plans and approx measurements it’s a very similar extension to the eleven or so kitchen extensions that I’ve done on my rental properties. My builders charged me about 45k - that’s without the kitchen and bi fold doors, price is for building, plumbing, electrical etc. Are you in London? If so Clive from the building firm I’ve used (07966 476862) is pretty amenable when it comes to quoting and advice. I’ve put Magnet Trade and Howdens kitchens in my rental houses as they get plenty of wear and tear!
