Any floorplan genius who can come and critique our new proposed floorplan for ground and first floor please?

The aim is to create a kitchen diner and change the staircase and also to create a new family bathroom as well as an ensuite.

Please ask me if you have any questions.

The upstairs looks fine.

Downstairs, I think the kitchen looks a little bitty and quite a trek from sink to hob.
I think I would prefer to have a slightly smaller playroom to have more kitchen around the area where the hob and back door are. The area where the sink is, would become more of an eating area with big sliding/folding doors to the garden. The ‘dining room’ space could be a casual family room that carries on from kitchen and dining.

I'm no floorplan genius, but I think the upstairs plan is a neat way to fit an en-suite in.

On the downstairs, I'd personally want to close the right-hand end of the kitchen off and have it as a utility room - it would leave you with a nice square kitchen area, although it would mean moving the hob. I'd especially do it if you have a beam dividing the ceiling between the left and right hand side of the kitchen, because they look a bit rubbish. And the utility room would be handy to hid any crap and pans if you have people round to eat in your lovely new kitchen-diner.

The kitchen looks like a bit of a coridoor to the garden and to the playroom.

I'd be tempted to put the kitchen in the dining room area to get a more conventional square kitchen that isn't a coridoor.

Do you have a floor plan with measurements on it? And also the original plan?

The job is way to far from the sink. You're going to be carrying pots of boiling water down what looks like a long corridor. He kitchen needs a rethink .

Another vote for rethinking the kitchen - you need a proper kitchen planner to lay it out for you, the sink and hob need to be closer.
You may think you can manage but you will come to hate it

Upstairs looks great.

Downstairs I’m not sure about the kitchen / diner / playroom.

Way too far from sink to hob. Kitchen quite fragmented. No utility. Playroom massive. Can’t really see how to make an improvement tho.

How about a really long kitchen/diner/living room down the r/hand side of the house, taking in the playroom and up to the back wall of the kitchen. The left side of the kitchen could be the dining room, and the dining room the playroom. I think the current playroom is really big and the house looks unbalanced, better with a larger kitchen area.

There will be a traffic corridor going past the hob to the outside from the playroom. Not ideal if you're carrying hot pans full of water to the sink. Could you shorten the playroom to make the kitchen rectangular, putting the hob across from the sink and making the right side of the kitchen a bank of utility cupboards. See terrible doodle attached...

I would swap the kitchen and dining room, have an open plan living area next to it at the back, a utility cupboard behind the stairs. And probably keep the front part as a garage (I assume it is now?). The master bedroom upstairs looks like it will be very tight to fit a double bed in?

We are currently preparing to remodel our ground floor (plans have just been submitted for planning) and it is very similar to yours, other than we have decided to close up the right hand side of the kitchen to create a separate utility/boot room. It means a smaller kitchen diner than we could have had (20ft by 10ft instead of 28ft by 10ft), but we would rather have a separate utility room where we can close the door on the washing.

I agree to swapping the dining/kitchen, but my concern is that the playroom is huge and you have only one front window. I would either add a window on the side wall of the playroom or I would put lovely steel french doors in the space where you currently have regular doors. Assuming it opens up to the garden, you’d have lots of light flooding the entire playroom. Like these crittall doors

Have a look at new builds on Rightmove as you can see the floorplans to get ideas .
