Hi, I want to build a small extension on my new home. Very basic under permitted development, just single storey. 3m x 10m roughly in size. I am in zone 6 near london. I am on a small budget. Could anyone advise what should I be paying for design and planning drawings, structural engineer and building control drawings. Do I have to have RIBA architect or designer of sort will do?

Sound like a pretty big extension at 30m2. But I reckon you could come in at under 3k for the paperwork if you get a non-fancy designer.

They don’t need to be a proper architect and I’ve even seen homeowners doing plans themselves but you need to be pretty switched on and do a lot of research/learning to do it to a standard adequate enough to submit. That would obviously save you money.

What about building regs do they have to be done architects or someone specially qualified or anyone can do?

For building regs you need an approved inspector/building control inspector to check things and sign them off.
