Approx budget extension

We would like to build a single story kitchen extension on to the back of our current kitchen - approx 5x5m (25m2). There a few options for what we do, including knocking down the outside wall and needing to install an RSJ, or keeping the existing outside wall and just building an extension with a door/double door through. It would be a kitchen and downstairs loo.

Does anyone know a ball-park of how much will could be? To the nearest £5/10k! Just want to see if we can get any kind of ballpark figure to see if we may be able to afford it. Would need to include the cost of a kitchen install too.

My guess would be around £75k. Around £3k per square metre, but it depends on the finish.

I was looking today. And single stories empty room 5x5 m was looking around 45k.

We are in the north east and are currently midway through an 8 x 4m single storey extension (garden room). It has a lantern roof and 5m bifold doors and it’s costing us £29k. That includes everything except the flooring and decorating.

65-75k although could go higher.

We did consider knocking the outside wall down and making it all open plan. We would not have needed to replace the entire kitchen, just perhaps add an island unit, but knocking through was going to dramatically increase the costs.

Crikey ok. That's what I was expecting but hoping I might be wrong! How much should we be expecting to pay approx for the architects/planning etc? And how much approx for a kitchen fit?

We arw just starting a 10.5 sqm single story extension onto kitchen with knock through and rsj... 30k no flooring or decorating but new kitchen, but not new appliances and only basic ikea kitchen

We are on allowed development so no planning, I have drawn my own plans as it is very straightforward simple build. Builder helped me... We used graph paper, drew to scale, then did second copy showing kitchen design and electrical sockets... It was easy

When we looked at a similar thing, we were also told 45k for the building (no kitchen or loo). Cost of fitting a kitchen depends - from probably 7k for Ikea with cheap worktops (incl cheap appliances) to 50k+ for a bespoke kitchen with premium worktops and appliances.
Our kitchen (quite large with an island) with mid-range cabinets (not wood but painted F&B with nice detailing) and mid-range appliances (Bosch, Smeg etc), wood and acrylic surface worktops came to 20k.
