Extending over garage?

Does anybody have any idea of roughly how much I might be looking at to add a bedroom and ensuite over my garage which has a flat roof please? TIA

This starts in a few weeks for us, and we've been quoted about £25k - I say "about" as our quote includes a few other bits. We're in Essex. Planning permission, and architect drawings were £1k, but this was cheap. Building regs somewhere about the £800 mark (can't remember off the top of my head).

Have you checked if the foundations/current garage will support the extension? If not it will need to be knocked down a rebuilt which would increase the budget massively

We had a single storey side extension and opted for single foundations as we won't build over it so you need to check if the foundations are single or double as that will make a difference if you have to alter before even starting the extension

£25,000 sounds too cheap. We built above our garage with no need to alter foundations (much bigger garage though) and it was £65,000. Depends on materials and finishes but you won’t get much more than the shell for £25,000. You must get the foundations checked. It’s vital. Also it costs money to blend an extension into existing brickwork and roof. Does the garage have cavity walks? How will the extension go above single brick thickness if it doesn’t have a cavity?

Thanks for the concern, but £25k is right - we converted the garage 2 years ago, have had the foundations checked by structural engineers, and can confirm we're having a timber framed bedroom plus ensuite, all finished ready to decorate. There will be additional costs as the quote has only included the two skylights as standard. We'll be having the automatic black out blinds and openings which are more expensive etc.

Ours is around £50000 - I imagine we could have shaved £10000 off. South East.
